How we work

These days you don’t need an office to be an estate agent, provided you have good local connections enabling you to find vendors and landlords.

You might be an experienced estate agent or property manager who might be considering taking the dive and setting up your own high street agency or purchasing a franchise model requiring an initial investment of £30,000 plus. This is a scary commitment with many questions such as, how many property completions would you need to break even each month? Is there enough budget to employ weekend staff? The list goes on…

So, why not use the property and valuation knowledge you have built up to run your own business for a fraction of the cost?

For a small monthly fee of just £99 per month you’ll have the ability to run your own estate agency business from home. Either using our established Agent Online brand or using your own brand which will be powered by Agent Online. The choice is yours!

Multiple income streams available

+ Property instruction income:
Each vendor will pay the same marketing fee upon instruction. This fee will cover professional photography, floor-plan, property description and a for sale board. As well as 12 months worth of marketing on all the major portals such as Rightmove, Zoopla and Prime location.

Once the property has been successfully sold each vendor will pay a ‘Completion Fee’ which the licensee would have set with their client. As a result each licensee will receive a portion of commission upfront and another lump sum on completion of each property sale.

The minimum fee on completion is set at £795 however this can be increased depending on local market conditions.

Example:

  • Vendor marketing fee £395 / £150 commission (upfront payment)
  • Vendor completion fee £795 (minimum) / £350 commission (on completion)
  • Each Licensee will have the ability to retain 80% of anything achieved over the base rate of  £795.

How much you are able to set on the back-end will depend on local market conditions.

+ Mortgage income

During the selling process, to ensure that potential viewers are in a position to buy, we will have them financially qualified by a qualified mortgage broker. For every property instruction we typically receive 15 enquiries. These enquiries can either go to you if you are qualified to provide mortgage advice (in which case you will retain 100% of any commission as a result of buyers choosing to have their mortgage through you) or we will pass them onto a qualified broker where you will receive a share of the commission for every mortgage completion.

Average referral commission £250 per mortgage completion.

+ Conveyancing income
By choosing our recommended conveyancing partners your client will receive regular updates and feedback on the progress of their sale and purchase. Updates may vary depending on which legal firm your client chooses. Your overall referral fee could vary depending on which solicitor your client instructs.

+ Lettings income
We charge £69 per month, per property. You are welcome to add a premium to this which you will receive as a regular income each month. For example, if you were to charge £99 per managed property and you listed 100 properties then you would receive £3000 per month (£30 per property, per month x 100 properties). How much you are able to charge will depend on local market conditions.

Does it take longer to sell using an ‘Hybrid’ agent?

There is no reason at all why it should take longer to sell using an hybrid agent than via a ‘high street’ agent. In fact there is an argument to say that our extended opening hours may mean we find a buyer quicker than an agent that is only open from 9am-5pm for five or six days a week. Your clients will also find that many ‘high street’ agents don’t advertise on both Rightmove and Zoopla. These are by far the most popular property websites in the country so by advertising on both your clients can be sure of maximising their properties’ online presence.
